General Terms & Conditions

Welcome to Bed & Breakfast Kleine Beerze. By making a reservation, these general terms and conditions become effective.

Definitions:

Manager: the person who, as owner of the B&B or on behalf of the owner of the B&B, manages the B&B.
Principal guest: a person who has made a reservation at the B&B.
Guest: a person who has made a reservation and stayed at the B&B and is registered as such.
Third party: Any other legal person who is not a guest, manager or owner.
Cancellation: the revoking or dissolving of the definite reservation within the applicable term or a no-show at the time of the reservation.
B&B: This refers to Bed & Breakfast Kleine Beerze.

General:

1. The principal guest must be 23 years of age or older, is responsible for his or her fellow guest, must have a fixed abode or residence and must carry a valid ID.
2. The minimum stay in B&B Kleine Beerze is two nights.
3. Bed & Breakfast Kleine Beerze is not suitable for children and disabled people.
4. Pets are not allowed.
5. Smoking is not allowed inside B&B Kleine Beerze. Smoking is allowed outside.
6. Bed & Breakfast Kleine Beerze has a maximum occupancy of two people.
7. Use of the accommodation by third parties is not allowed.
8. Guests must follow the instructions of the owner.
9. As a guest you will receive a key to the B&B and an access code for the gate. You return the key of the B&B on departure. As a guest, you are responsible for correctly locking the entrance door to the B&B. In case of loss of the key, € 50.00 will be charged.
10. All risks concerning a stay in Bed & Breakfast Kleine Beerze are for the account of the (principal) guest.
11. Use of the massage bath (jacuzzi) and fitness equipment is at your own risk. Guests are responsible for the correct use of the massage bath (jacuzzi) and fitness equipment. They shall comply with the instructions for use, as provided to them by the owner.
12. Nude recreation is not permitted.
13. Guests are obliged to leave the B&B Kleine Beerze in the same state as it was accepted. In case of unexpected damage to the rooms or the inventory, this has to be reported to us immediately. The main guest is legally responsible for any damage he or his fellow guest caused to the B&B accommodation or the goods present in it.
14. The guest shall immediately report any damage (damage, loss, missing and/or theft) to the owner or manager. The guest shall immediately reimburse the owner/manager on demand for any repair and/or
    replacement costs incurred.
    Damage and/or loss as well as repair or replacement costs associated with it shall be charged to the guest. The liability for damage remains even if the damage is discovered after departure.
15. In the event of a breach of the general terms and conditions and/or the house rules or in the event of inappropriate behaviour, the owner may immediately deny the guests access to B&B Kleine Beerze, without further notification or statement of reasons and without refund of the accommodation expenses.
16. The administration of the owner is decisive in case of a mutual disagreement, unless the guests can prove otherwise.
17. Guests of Bed & Breakfast Kleine Beerze have to comply with the following Internal Regulations and General Conditions.

Rates:

The prices as stated on the website include:

• VAT, and full breakfast.
• The use of present towels, bathrobes and bed linen.
• The use of garden pillows, plaids.
• The use of kitchen equipment, crockery and cooking utensils.
• The use of the Jacuzzi massage bath, maximum 2 x 60 minutes per day,
• The use of fitness room (by arrangement).

The prices as mentioned on the website are exclusive:

• Tourist tax.
• The costs of a cancellation and travel insurance.
• The prices do not include a foot and/or head massage.

All information on the website of B&B Kleine Beerze is deemed to be given in good faith and is subject to change. The B&B is not bound by obvious errors on its website.

Reservation and confirmation:

1. No extra costs are charged for booking a stay in Bed & Breakfast Kleine Beerze.
2. Reservations can only be made online via www.bbkleinebeerze.nl and via a booking site.
3. The reservation is final after receipt of the payment.
4. The costs of your stay in Bed & Breakfast Kleine Beerze must be paid in advance. It is not possible to pay them at the end of your stay.
5. Optional extras can be paid at the end of your stay by pin or cash.

Cancellation policy:

1. We recommend taking out travel and/or cancellation insurance. In order to be eligible for a possible refund of a payment made, the cancellation must be immediately notified to the owner by e-mail. The written cancellation is leading, in all other cases a refund is not possible.
   1. If the cancellation is made 7 days before the booking date, the full amount is refundable.
   2. In case of cancellation between 7 days and 48 hours before the booking date, 50% of the full amount of the booking is refundable.
   3. In case of cancellation after that, no refund will be made.
   4. The agreed (allocated) refund amount will be transferred within 14 days.
   5. In case of an early departure or a no-show there will be no refund.
2. B&B Kleine Beerze can only terminate the reservation agreement in the event of force majeure, natural disaster, exceptional weather conditions, fire, death of the owner or family, or hospitalisation.
3. In any of these cases, the owner or manager will offer the guest an alternative as soon as possible.
4. If no alternative is possible, or if the Guest does not accept the alternative offered; a refund of the full amount paid shall be made.
5. Any other costs incurred as a result of the cancellation shall not be reimbursed by the owner.

Liability:

1. All risks concerning a stay in B&B Kleine Beerze are for the account of the guests.
2. We can’t be held responsible for personal injury and/or consequential damage caused by staying in B&B de Kleine Beerze.
3. Damages to and loss of movable and immovable property of the owner must be reported immediately by the guests and must be compensated.
4. B&B Kleine Beerze is not liable for any damage, loss or theft of property of the guests. In case of disputes, all (legal) costs are for account of the guests.
5. B&B Kleine Beerze is not liable for failures in and around the accommodation, such as power cuts, WIFI, water supply and technical installations.
6. If and insofar as any provision of these general terms and conditions is invalid, the other provisions of these general terms and conditions shall remain in force and the invalid provision shall be deemed to have been converted to reflect the clear intentions of the parties.
7. The present terms and conditions shall be exclusively governed by Dutch law.

Complaints:
Of course, we do our utmost to offer our guests a carefree and unforgettable stay. If, despite our best efforts, there is a complaint, please let us know on the spot so that we can resolve it immediately.

Internal Regulations:

Arrival and departure:

1. On the day of arrival, the room is available from 14:30 and can be checked in until 19:00.
2. It is appreciated if we receive the expected time of arrival in advance.
3. On the day of departure, the room has to be free at 10:30.
4. Deviations from the above times are only possible after consultation.

Breakfast:

Breakfast will be brought to you between 09:00 and 10:00, or at an agreed time.
In good weather there is the possibility to have breakfast on the terrace.

Massage bath (jacuzzi):

You will receive clear instructions for the massage bath (jacuzzi).
It is not permitted to add substances to the water.
Bathing suits are compulsory, nude recreation is not allowed.

Fitness:

You will receive clear instructions on how to use the fitness equipment.

Bicycles:

You can store your bikes in the bike shed. Electricity is available.

Smoking is not allowed:

Smoking is not allowed inside B&B Kleine Beerze.
You can smoke on the veranda and in the garden of course.

Pets:

Pets are not allowed.

Children and disabled people:

Bed & Breakfast Kleine Beerze is not suitable for children and disabled people.

Noise nuisance:

Especially between 22:00 and 07:00 should be avoided.

Parking:
One car can be parked on the terrain. A possible 2nd car can be parked outside along the hedge.
